KM 46 Mall is envisioned as a landmark destination, seamlessly blending retail and communal activities within a cohesive architectural framework. Designed to serve the diverse population residing along and traversing the bustling Lagos-Ibadan Expressway.
The mall embodies a multifunctional ethos that integrates retail, recreation, relaxation, and community engagement. This positions KM 46 Mall not merely as a commercial facility but as a unifying landmark that fosters a sense of belonging and connectivity. Spanning 16,519 sqm of gross built area with a gross rentable area of 11,079 sqm.
The mall's orientation and design maximize its prominence along the Lagos-Ibadan Expressway. A grand façade featuring a large LED display enhances visibility, serving as both a branding platform for tenants and a source of passive income for stakeholders.
Extended roof overhangs and shaded walkways mitigate heat gain. Skylights and clerestory windows reduce reliance on artificial lighting. Green spaces enhance air quality, create noise buffers from the expressway, and provide shaded outdoor areas.
Features extensive walkways, double-volume spaces, 360-degree skylights, interior greenery and water features, and engaging shopfronts. These elements collectively craft a unique retail atmosphere, encouraging repeat visits and prolonged engagement.
